Building a new home is a large undertaking. If this is your first
major project, here is an overview of the major steps in the process and some
things that you need to expect along the way.
First, we will
go over your plans with you and discuss changes you want and areas for
potential cost savings. If you do not yet have plans, you can select
from the sets we provide.
- Next we provide you with a firm project cost, estimated schedule, and
contract. This is naturally an important step as we define your
project.
- Then we start on the project. A building permit is obtained along with
other permits that may be required for you driveway, water service, and
sewer service. At first it will not seem like much is happening on
your project - there is a lot of planning, scheduling, and ordering.
Also we understand that you are excited and impatient to see progress.
As soon as the foundation is completed and the framing starts then things
start to happen quickly.
-
We meet with you regularly to select the type and style of materials to go
into your house as they need to be ordered. This
includes all the doors, windows, roofing, siding before construction starts,
and all the walls, floors, finishes, cabinets, and fixtures later in the
project. We estimate you will have about 120 decisions on materials or
colors for your house. It is recommended that you have a 5-10%
contingency fund for changes/upgrades that you will want to make during
construction.
- As each major item is completed, we will review it with you during a
regularly scheduled project meeting. At these meetings we also review any
schedule changes and costs/savings for changes you make during the project.
- After construction, we review all your warrantee items with you, and
discuss maintenance requirements. We also ask you to evaluate our work
and let us know what we did that you liked most and where we can improve.
